On the Island, the property can decide which lender will fund.

Your income may get you approved in principle. The property often decides which lenders will actually fund it.

Acreage on a well, a strata with an assessment coming, poly-B plumbing or a buried oil tank. Each one can shorten the list of lenders before anyone looks at your paperwork.

On most standard mortgages the lender pays the brokerage when your mortgage closes, and there is no brokerage fee for you to pay. Where that is not the case, I tell you the amount in writing before you decide.
